Two Scenarios for Water Mains in Subdivisions

1️⃣ Connecting to an Existing Water Main

When an existing water main is located near the new subdivision, the process involves:

  • Tapping into the main and extending it inside the subdivision.
  • Laying OPVC or MPVC pipes along the proposed roads.
  • Installing hydrants, stop valves, tees, and bends as per design.
  • Providing property connections (“Mains to Meter”) at each lot boundary.

2️⃣ Extending the Existing Main (Lead-In Mains)

If there is no existing water main adjacent to the subdivision, a lead-in main must be constructed to connect the subdivision to the water network. This includes:

  • Extending the existing water main over a distance to reach the subdivision.
  • Additional excavation, road crossings, and potential traffic control.
  • Installation of larger diameter mains (usually up to 300mm).
  • Once inside the subdivision, the standard water network is laid as per design.

Laying the Water Network Inside the Subdivision

Once the main water supply reaches the subdivision, a reticulation network is laid along the proposed roads, consisting of:

🔹 Main Runs & Branches – Pipes are placed strategically to supply all lots.
🔹 Tee, Bends & Hydrants – Ensuring proper water flow & accessibility.
🔹 Stop Valves & Isolation Points – Allowing controlled maintenance.
🔹 Property Connections (“Mains to Meter”) – Each lot receives a connection point, left ready for plumbers to extend.

💡 Pipe Types: The most common materials are OPVC & MPVC, based on local authority regulations.

Key Considerations for Subdivision Water Mains Estimating

  • Spoil Management: Excavated material is typically stockpiled along the trenches for backfilling.
  • Surveying: A surveyor is usually provided by the principal contractor for setting out pipes and connections.
  • Traffic Control: When connecting to the existing water main, the contractor must arrange their own traffic control.
